International Finance Place Description
International Finance Place (IFP) is strategically located in the forefront of the central axis of Guangzhou’s CBD Pearl River New Town, enjoying an unmatched river view in the south. It is adjacent to seven landmarks in the Pearl River New Town, directly facing the Guangzhou Opera House (one of China’s top 3 opera houses) with the Guangzhou Children’s Palace and the Guangzhou City Museum to the east, while overlooking Haixinsha Park across the river.
Featuring a distinctive sailboat design, the 39-storey IFP is a noticeable landmark in Guangzhou. The second underground floor will be connected to the Pearl River New Town Station of Metro Line 3 and Line 5, providing direct access to each attraction in the city. Apart from many bus routes running throughout the residential areas, it is also connected to the East Railway Station and Guangzhou Baiyun International Airport by APM and has access to all parts of the Pearl River Delta via expressways and highways.
This super Grade-A office is developed by KWG Property in collaboration with a team of experienced experts in architecture, landscape, interior, curtain wall, and mechanical and electrical designs. IFP was fully delivered for use in the second quarter of 2007, all of which are fully aligned with international standards. The financial floors on Levels 23 to 25 have a net height of 3.3 meters with a 300-millimeter elevated floor panel, ensuring smooth communications. This design is rare across China. Other equipment, such as a supporting communications system, the power system with dual loop power supply and two emergency generators, and an air-conditioning system, also meets international standards.
The interior of IFP not only seeks artistic effect, but also strikes a balance among lighting, traffic, security and information, which is embedded into the advanced environment design. The elevator lobby at the main entrance is brightened by daylight from the reflective floor-to-ceiling glass, and the security entrance ensures both the safety of businesses and smooth visitor flows. Equipped with electronic information boards, the lobby and elevators show the latest financial market conditions.
As one of the super Grade-A office buildings with the highest comprehensive quality in South China, IFP’s environment and amenities reflect the advantages and features of KWG in developing first-class upscale property projects. The building is only available for rent, and its occupants include many of the global Top 500 multinational enterprises and large financial institutions at home and abroad. KWG Property also relocated its headquarters office to IFP on 9 July 2007.
